You have plans and dreams for your chosen property. We have a good eye for Connecticut homes: their history, conditions, and future needs. At the home inspection, which takes about three or four hours, we will check and operate your home's major components - in accordance with the time honored Standards of the home inspection trade - quickly helping you get to know much more about how these elements are functioning than you can tell from a showing, or even two or three. We hope you will attend the inspection and participate fully; we will be glad to meet your family members, friends, your real estate representative, your chosen contractor (if you are planning a renovation), or whoever can be a helpful part of your process for making this important decision and negotiating your best deal.

Even if you have been living in your house for several years, you may not know everything you would like to know about how to maintain it. We use the same Standards to inspect a condominium home as for any dwelling unit, but the situation is different, because some of the responsibility and decision power for home maintenance/repair and improvement will rest with a professional property manager, a board of volunteers, or usually some combination of the two.
We will be trying to help you find the questions to ask the homeowner's association in order to understand as clearly as possible your future rights and obligations as a homeowner in the group. The complex's recreational facilities (if any) are not part of the home inspection, but we will look at major functional components such as roofing, to the extent they are accessible in the normal course of inspecting your chosen unit. This is because even though these elements are normally handled by the association, we will want to remind you that the homeowners are the association, and you can often expect to pay extra fees (special assessments) when large-scale repairs or updates become necessary.
